We have been able to provide for many years a high quality service at a competitive price. We understand some Landlords wish to be more involved in the letting of their property and therefore offer a range of services:

Services for Landlords Explained
The services that we offer Landlords are detailed below, however if you need further information on the fees that we charge and other aspects of letting, please contact our office on 01225 446644.
Introduction Only
This service best suits experienced landlords who require a specialist letting agents advice on the rental market and the latest legal regulations. Morris & Co will be involved in all aspects of the tenant finding process, handing over to the landlord thereafter.

- Ensure Energy Performance Certificate and Landlords Gas Safety Certificate are in place and charged at cost
Rent Collection Service
This service is for the experienced landlord who needs a specialist letting agents advice to source and select a tenant, negotiate the best terms on their behalf and collect the rent throughout the tenancy but does not require a full property management service.
Key Features
Will include all aspects of our introduction only service, and in addition:
- Hold tenants deposit with an Independent Deposit Protection Scheme
- Collect monthly rental payments from tenants
- Forward rental payments promptly to landlords
- Forward statements on monthly basis
- Chase and pursue late rental payments
Optional Extras
- Preparation of inventory and schedule of condition
- Authorised property visits
- Final inspection and report of property condition
- Preparation and serving of notices
- Ensure Energy Performance Certificate and Landlords Gas Safety Certificate are in place and charged at cost
Full Management Service
This service is for the experienced landlord who needs a specialist letting agents advice to source and select a tenant, negotiate the best terms on their behalf and collect the rent throughout the tenancy and does not want to deal with the day to day issues involved in letting a property.
Key Features
Includes all aspects of our introduction only and Rent Collection services, and in addition:
- Property inspections - Arrange visits by appointment with the tenant on a quarterly basis, to ensure the property is kept clean and in good order
- Arrange for annual servicing of gas and electrical appliances where appropriate
- Arrange for any cleaning, gardening or other maintenance essential for each letting
- Organisation and supervision of running repairs, subject to a previously agreed expenditure limit
- Vacant property management between lets through frequent inspections
- Produce monthly statements detailing the incoming rental, our commission deducted as well as any invoices relating to other outgoings
Ensure Energy Performance Certificate and Landlords Gas Safety Certificate are in place and charged at cost.
Information for Tenants
Please contact us on 01225 446644 to arrange a viewing of any of the properties that appear on the website or to register interest in properties that may become available. We will be able to discuss your requirements with you.
Taking up of References
Once you have viewed a property and made a decision that you would like to proceed, Morris & Co will require references from:
- Your Bank or Building Society
- Your Employer
- Your present Landlord or Character reference
It may be advisable to contact these people in advance.
The Next Step and How to Pay
Once your references have been successful reviewed, a tenancy agreement can be drawn up and a start date agreed.
We will send you a confirmation letter and ask you to pay:
- One month’s rent in advance and 5 weeks rent as deposit
- One and a half months rent as a deposit which will be held by The Deposit Protection Service for safekeeping
Provided there is sufficient time (usually 7 working days) we can accept payment by cheque, otherwise cash or a Bankers Transfer will be accepted.
We will then confirm arrangements for you to sign the Tenancy Agreement, collect the keys and take possession of the property. We undertake to notify all the utilities at the start and end of the tenancy (gas, electricity, water and council)
